Every Lead Interest Alert you receive is backed by real behavioral data: website visits, page depth, and digital ad engagement. This page explains how those signals combine into a grade, and what each grade means for your leasing strategy.
Why We Send These Alerts
Commercial real estate moves on relationships, but relationships start with awareness. When a broker visits your property website, it’s one of the clearest signals available that they may be working with a tenant in the market. The challenge is that most of that activity is invisible. Brokers research quietly and rarely identify themselves.
RealtyAds solves that gap in two ways: by identifying confirmed brokers in our proprietary audience who visit your property site, and by layering in digital advertising data to understand how deeply they’re engaging. The result is a graded lead. Not just a name, but a signal strength that tells you how urgently to act.
The Four Interest Tiers
Each tier represents a distinct combination of behavioral signals. A broker moves up the scale as they show more engagement — more pages, more cross-channel exposure, or a match against your priority broker targeting.
Broker interest grading
Based on activity in the last 30 days
A confirmed broker who has visited your property website at least once in the last 30 days, with fewer than 3 pages viewed and no social media engagement detected. This is the baseline signal, we know they’re aware of the asset, but haven’t yet seen enough activity to indicate active intent.
A confirmed broker who has visited your property website at least once in the last 30 days, with fewer than 3 page views, and is present in RealtyAds’ proprietary broker audience, meaning they are actively being reached via paid digital advertising. Cross-channel exposure indicates sustained awareness of the asset.
A confirmed broker who has visited your property website, is present in RealtyAds’ proprietary broker audience, and has viewed 3 or more pages within the last 30 days. Multi-page engagement is a strong behavioral signal that a broker is actively evaluating the asset for a specific tenant requirement.
A confirmed broker who meets all Highly Interested criteria and has been designated as a priority broker through your account’s targeting settings, or who spent time browsing your property’s availabilities page. This designation combines behavioral signals with strategic targeting intelligence — these are the brokers most likely to be touring for an active requirement.
How The Signals Stack
Each tier is a strict superset of the one below it. A broker can only reach a higher tier by accumulating additional signals. Not by substituting one for another.
What to Do With Each Tier
The grade is a signal, not a guarantee. A Researching broker might convert faster than a Highly Interested one if you have an existing relationship. But as a general guide:
Researching — log it and monitor. No urgent action required, but worth noting if they reappear at a higher tier next week.
Interested — a warm outreach is reasonable. They’re seeing your ads and visiting your site — a brief touchpoint to stay on their radar makes sense.
Highly Interested — call today. Multi-page engagement on a property site almost always means an active tenant requirement. The window to be first is short.
Top Prospect — treat as a priority. This broker has demonstrated both behavioral intent and strategic relevance. If you have a relationship, use it now.
Stay top of mind with retargeting
Once a broker appears in your Lead Interest Alert, you can add them to your retargeting audience directly from the alert. This ensures your property stays in front of them across LinkedIn, Meta, Instagram, and Google Display while they’re actively evaluating options — without any additional setup.
How Broker Identity is Confirmed
RealtyAds maintains a proprietary database of commercial real estate brokers built from verified professional sources. When a visitor to your property website matches a profile in that database, we confirm their identity before including them in any alert. Anonymous or unmatched visitors are never reported as named leads.
This confirmation step is what separates a Lead Interest Alert from a generic website analytics report — every broker you see has been verified, not inferred.
